The agents before have made some valid points. Time heals all wounds so getting with an agent to rent your property out a few years then sell may be a great option. One thing that was not mentioned was the market conditions. Alexandria is projected to lose about 1 to 2% value within the next year but at or higher over the next 5. Factor that in when you compare your options.

You can't really place a value on a property that you've never laid eyes on, and since the computer models have no eyes...they can't give you a solid evaluation. They might have "blind luck" from time to time (as Robert the "cookie cutter" neighborhoods), but that's all it is. Do NOT place too much faith in them. That said, however, they are a decent place to START when evaluating value, just make sure you add and subtract value for differences between homes (ie: a pool will add value to the house that has it, and being really outdated will subtract value from a home)... ... more

Just some quick ideas for you.
1. If you think the appraisal is correct, you should request the seller lower the price, provided of course you have an appraisal contingency.
2. If its an FHA appraisal, that price is stuck on the house for 6 months for anyone using an FHA loan - nothing you can do here except pay the difference between the contract price and the appraised value in cash. The lender will only lend up to the appraised value.
3. VA loan - you can rebut a VA appraisal through the tidewater act. You and your agent will have an opportunity to submit why you think the property is worth what you offered on it. Whether you win this battle or not will all depend on how well you write up your rebuttal. The VA appraised price will also stick on the house for 6 months for anyone using a VA loan.
4. If its a conventional loan, you can switch lenders and order another appraisal to see what value you get.

The City of Alexandria has multiple METRO locations including Braddock Road, King Street, Eisenhower Avenue, and Van Dorn Street. In the County of Fairfax the Huntington station has an Alexandria mailing address and ZIP code 22303/22306. You may go to, the rail tab and use the map function and find the nearest station to you. Of course the closer you are to a station, then prices are higher.

Hi, Unfortunately Zillow isn't alwyas accurate. Unless someone manually imputs most of a homes data it doesn't properly estimate the value. Even then I would never rely on a computer entity to properly value a home.
