Not sure if your goal here to determine resale value or to investigate a possible tax appeal.

Your best sources for real time info are (1) a real estate agent as he/she can provide you with the "on market" sales and (2) the official county tax records as they will show "off market" sales (those not listed with an agent and sold via a multiple listing system.

I've recently assisted two clients for the purpose of a tax appeal and we had to use both for sources in order to provide a true picture of the neighborhood sales.

As for Trulia and other internet portals, it is my opinion that they don't provide "complete lists."
