The entire San Diego market is in a sellers market. However, in certain areas there is more of a demand for some properties than other. Just like everywhere else.
San Marcos is one of those communities. Homes are a bit more reasonable but as soon as any thing comes on the market, if its priced well, in nice shape, it will sell at or above list price. Its just the way things are in the spring and summer. More lookers, more buyers, more sellers.
There are 20 single family homes listed as of this moment, between $400k-$500K in 92069 and 92078.

This particular unit is not showing as active on the MLS...there are however other units available.

The hoa fees here are extraordinarily high at $1889/month, This is a senior facility with a lot of onsite amenities.

In case you already knew what an HOA is and just wanted to know WHO the HOA is for this particular property, it is the Lindsley Park HOA and their # is 760-746-0500. Also, the monthly dues are $60/month and that covers common area maintenance.

As others have mentioned, I don't think there is going to be any "big" increases any time soon, anywhere. That said San Elijo Hills is a wonderful, family oriented community with great parks and schools. It has been a year since you asked your question, and rates are lower and prices pretty flat. I live in San Elijo, and would recommend it to anyone looking for the environment that you are drawn to. I would suggest that you contact a real estate agent that specializes in that area and have them start emailing you what is available within your price range.
