There are still 3.8% home owners in SC County underwater. Most is from excessive borrowing, HELOC
etc. There are still a few stuck with 7%+ interest and need to modify their mortgage.

Short sale is the other route. There are still short sales going on.

Cambrian is quite centrally located, and one get on to 85 and go to Cupertino and
Palo Alto area or 880/17 to go to Santa Clara. The schools are terrific and the values are
a half to 1/3 rd less compared to Los Gatos, Saratoga or Cupertino.

It only makes sense when all homes in the neighborhood consists of cookie cutter similar competing properties. That is what appraiser uses for replacement cost adjustment. For example, garage to be at $100/sf, a permitted bonus room to be $130/sf etc.
