Insurance by the bluff is handled by the FairPlan who specialize in properties by the ocean. You need to investigate what a policy would cover for regular loss events, and total loss scenarios such as if the home does not go over the cliff in one event . Deductibles are determined by the insurance companies policies and homeowners needs.

Another issue specific to the area is while some homes were bought on the cheap and renovated, renovations did not always change the summer cottage construction but rather the cosmetics. So as always buyers need to be diligent in their inspections and check plans and permits pulled for construction.

Safety issues need to be addressed by local police departments and town agencies. This is an area where the local town officials have been warned not to give out specific information unless requested by interested parties in writing. This makes it more difficult for research of the area so buyers need to be diligent.

On a personal note, I have lived in the area for a dozen years and watched the cliff erosion take away homes and cause other houses on the Nameloc ocean side to be forced to move as far forward to the street as permitted. This has been documented in numerous news and television articles. It is very sad to see the erosion. I have spoken with experts who say it is the worst in the eastern coast; I was told the bluff is made of sand and clay so it is subject to huge break offs, whereby the upper portion can shear off in large amounts. My neighbor woke up one morning to find his whole back yard gone to within 8 feet of his house, during the next storm it took out the rest to under his house.

As a locaI Realtor I have been watching and waiting for this Major Project to be completed myself. I think Plymouth Rock Studios will have a positive effect on all surrounding towns. I have sold some great homes in Plymouth MA and the surrounding towns. I do feel the demand for homes close to the Plymouth Rock Studios (Hollywood East) and even the surrounding towns will be affected in the future.
