There are three factors that directly influence the number of days on market: price; condition; and location. New Bern has many unique properties. Some are in newer developments than others. There are waterfront properties, golf course properties and interior lots. There are two different electric service providers. Some buyers consider properties with the lower electric rate more desirable. Another popular utility that many buyers seek is natural gas. Some properties in New Bern have access to natural gas while others do not. Some buyers consider the school district before purchasing a home. New Bern is served by Craven County Schools which has numerous schools throughout the city. Some buyers may value one school district more than others. Being that I have very limited information about the property in question, it is difficult to accurately answer your question.

Average days on market can only be determined with statistics from properties that have recently sold. There are many homes that have been on the market longer than the average number of days, with time still accumulating. Additional information about the property in question is needed to identify similar homes for comparison. I encourage you to contact me directly for a free market analysis.

Price and location are always key to attracting a buyer. The problem a lot of home owners face is competition from new construction. Builders have responded to the downturn by choosing floor plans to build that they can provide ample square footage at bargain prices. Homes built from 3 to 5 years ago had more features and architectural detail. In your market a great deal of homes are financed by the VA. Many mortgages are 100% of value. With a declining market and the cost associated with selling some owners are upside down. Your agent should show you the listings of the homes you will be competing with. A study of the number of homes listed vs. the homes that closed in the last twelve months will give you a clear understanding of what you face. You must price your home to be seen by buyers. If a certain percentage of the similar homes will sell you need to price your home in the range of the lowest priced within that percentage. If that kind of pricing is not acceptable you might consider remaining or renting your home.
