An average time is interesting but not always helpful. If you are on the market and not getting attention or offers, review the plan and pricing and make some changes. Sometimes the pictures aren't compelling or clear. Sometimes the descriptions are boring or nearly non-existent. Spice things up, use emotional descriptive terms that cause a buyer to want to see the home.
If you've had 10 to 15 showings and no offers, it could be price. Review the active, pending and recently sold comparable homes and reconsider this strategy. Best of luck.

The weight limit for dogs is 50 lbs. The "yards" for the units are quite small and not suitable for keeping a dog in....some are fully fenced and some are not. The board of directors and management company do a great job at this development......just be aware that they do enforce the rules, especially regarding dogs on leash, parking restrictions, and no short term rentals of the units. I have a place there and it is really very nice and quiet....probably not the best place to buy if you have never lived in a condo community and can't or won't follow the rules. ... more

Prices are good right now and it is a sellers market due to many more buyers then available inventory. As inventory continues to rise, mainly because of the time of year (spring and summer being stronger sales months), there will be more inventory to satisfy the buyers needs. Prices are not predicted to fall much but level out and the crazy over bidding with multiple bidders at the lower priced properties may diminish. The market conditions in Windsor are still going strong. There is a limited inventory which is fairly typical for the winter market, although it is currently more limited than usual.

We expect a lot more inventory to come on the market soon (April/May/June) but that is usually when there are more buyers competing for that inventory also. If it were me, I would buy sooner rather than later with the prospect of rising interest rates and increased demand on the horizon.

In my opinion, Windsor, California is a desirable community with it's own small town city government, good local school district and a sense of community. It has recently been rated as the safest city in Sonoma County more than once. The Town of Windsor puts on a plethora of activities all year round and for all ages, which makes this a very family friendly place to live.

Almost any type of services you might need are either right here in Windsor or 10-15 minutes down Hwy. 101 in Santa Rosa. And of course San Francisco or Oakland are approximately one hour via freeway (generally speaking and not during commuting hours, of course).

It looks like it's priced about right being in the Elsbree Estates area of Windsor (a desirable area) and at 2800 square feet, in good condition and far enough away from Arata to avoid the traffic noise. This unit is in Brookwood Mobile Home Park in Rincon Valley. It's a lovely park with beautiful gardens mainted by the park and residents, and paths and brooks rambling throughout. MBH Space rents change when a home is sold. The cost that a current tenant is paying rarely is the same that a new owner will pay. You must fill out an application.
Costs are running between $500 and $900 per mo. in our area. Size and location play a roll in the price of the space.
Once you are in, there is a provision in the law that says the MBH Park owner must limit the rise in the rent he collects. This helps people on limited incomes to make rent more affordable and allows them to remain in their homes.
About space… the final frontier! In my opinion it will always be an issue. You will occupy it. You might have to buy it, rent it or squat on it. It is a supply and demand issue. Much is up to negotiation.
