If you're looking for a rambler or another home with a main level BR and would like an easy commute to DC - your best bet is Lovettsville. This is a charming area in the northern section of Loudoun County, which borders the Potomac River and is just minutes from both the Brunswick and Point of Rocks, Maryland MARC commuter train station to DC.

Lovettsville gives you the best of both worlds - easy access to DC on the MARC train and the beautiful rolling hills that comprise horse and wine country. There are so many things to do near Lovettsville, with it's close proximity to Frederick, MD, Harpers Ferry, WV and Leesburg, VA. These are great destinations for unique dining experiences, shopping, outdoor recreation and wine tours.

If you'd like to learn more about the market in Loudoun County, feel free to reach out. I also have helpful information and a home search tool on my website at both MyLoudounAgent.com and MattShultzHomes.com.

In the Leesburg, Virginia 20175 and 20176 zip codes, 96 homes sold in the month of October. There are currently 538 homes on the market, up 28% from October of 2013. There were 142 new listings added to the market for October. The median sales price was $377,500 and the average days on the market is 47. An increase of 15% from one year ago. It's currently a sellers market in Leesburg but that is slowly trending towards a more balanced market, with a sharp increase in housing inventory. The absorption rate for Leesburg is at 5.5 months, which is the total amount of time it would take to sell all homes currently on the market.

I hope that this is both helpful and insightful. Feel free to contact me for any other specific questions about the market conditions in Leesburg.

The question is too subjective for anyone to answer for you, but I recommend you make your own decision by tapping into a number of resources.

1. As Lisa mentions, the local police are a good resource. In Sterling that is the Loudoun County Sherriffs office, but in Leesburg (where this property is) it would be the Leesburg Town Police. I'd open the dialog by asking if there is an active neighborhood watch in the area where the property is and then asking if you can get copies of the notes from those meetings.

2. Both police departments report to crimereports.com so I recommend checking out that site.

3. Also, when visiting, look at the area... are people hanging out in street corners, what do the cars look like, do you see overcrowding, trash in the street, etc? Talk to neighbors. You'd be surprised just how much looking at those things will tell you.

4. This property doesn't have an HOA with a web site, but many do - check those and see if you can find copies of recent meeting minutes and/or call the management office and request that information.

I hope these suggestions are helpful. If you need more assistance please feel free to contact me directly ~ 703-669-3142 or MyAgentVicky@GMail.com

Hi Scott,

The REALTOR Code of Ethics prohibits agents from commenting on buyer/renter criteria such as schools and safety. Community demographics are easily obtainable and I always recommend reaching out to the local Sheriff's office to discuss related activity.

Please feel free to reach out to me at anytime if you'd like to talk about what you're looking to do!
Lisa
