Due to constrained supply (not much new construction) home prices will probably continue to move upward but not at the 20%-33% pace we have seen. However, the next downturn in the business cycle will cause prices to fall back again.... more
Hello Daniel, yes there is a great need for rentals in the Lake Elsinore and surrounding areas. Of course working with a knowledgable Realtor is important so that you can rest assured your investment is in as stable and area as possible. I also suggest if you would to allow a professional rental company to manage your income property as it takes a lot of burden directly off of your shoulders. Fugitive dust is a problem in Alberhill Ranch, high taxes is another problem in Alberhill Ranch, I believe they are the highest taxes in Southern California. Alberhill Ranch is in Lake Elsinore, which seems to be considered the GHETTO of the I.E. if you talk with folks from Corona,Murrieta, Wildomar, Temecula, etc.
Back to the taxes they go up every year and there is no limit to the years, right now in 2010 they are 3% most folks pay approximately $10,000.00 a year i nproperty taxes. Then you have the hoa which is another $179.00a month, and in Alberhill Ranch you have the MOST HORRID PROPERTY MANAGEMENT COMPANY and a property manager who is rude and nasty and most of the people who live here can't stand her. THEY DON'T LISEN TO THE PEOPLE WHO LIVE HERE AND THE HOA BOARD IS MADE UP OF MOSTLY CASTLE & COOKE EMPLOYEES (who seem to not care what homeowners want).
