Every home is unique and so is every subdivision; therefore, the days on the market will vary. Typically the well kept homes sell faster but of course, it has to be reasonably priced. Housing trend for a zip code alone will not be an accurate indication of how your home will be doing.

Good luck getting LionsGate to even notice your complaints after you sign on the dotted line. 85% of my community that bought LionsGate homes and 85% have the same complaint, the warranty is a joke! Various problems include standing water in most back yards/ front yards, leaking pipes under the foundation , workers asking for tools in the home when providing warranty work the list goes on and on. I would never buy another LionGate home they do not care about the home owner after they have your money! ... more

As a previous sales consultant for a builder and now a licensed Texas Realtor, you should definitely have an agent representing you with negotiating with a new home builder. The commission paid is separate from the incentives that the builder can offer. Each builder differs with what kind of incentives, financing, and upgrades they offer you and it is best to have someone who can negotiate the sale with the sales consultant. Before visiting any more model homes "just to look," please contact me or another Realtor to discuss their services and how they can help you out. I have past clients and several friends that live in Villages of Woodland Springs and I live right next to the community so I know the area very well and also some of the builders' sales consultants well to help get the best deal and know if it is the best deal since working with them in the past. Wayne, the Tarrant Appraisal District (TAD) does allow you to protest your tax value. If you should desire to do so, it would be helpful for you to have some general information with you regarding your property and surrounding property values. First, you must bring in the HUD-1 (your closing statement) which accurately reflects the price for which you purchased the property. Secondly, bring a copy of the appraisal with you. (Please double check to ensure the appraisal did not reflect a significantly greater value than the value of which you purchased the property). Third, you ask your real estate agent (if you do not have one, I would be happy to help) to provide comparable sales data for your neighborhood and similar sized homes which were sold in the six months from September-March of the year in question. Finally, you should ask TAD for the comparables they used to determine value. Have your agent review their list and provide detailed information as to why, or why not, their properties should be used vs. the properties your agent has selected. This should help in most all cases. I wanted to respond not only as a Realtor but as someone who lives in Keller. I have clients, people at my kids schools and perfect strangers approach me with this very same question. Keller has been watching a steady stream of growth! In fact Money Magazine just released its Top 100 places to live and Keller, TX was ranked #7!!!! So to answer your question most houses in Keller are selling pretty close to their listed price (95% or better.) It will depend greatly on two things: price of the lot and quality of the finish.   Do you want luxurious granite counter tops and hardwood floors, or Formica and builder grade carpet?  price per sq ft could be as low as $47 sq ft, and as high as $100.  I've seen builders charging as much as $150, so shop around before you make a decision.  I will be happy to refer you at least a couple of builders I have used in the past that will preform and are very well priced. julio@InvestTex.com ... more
