The town home you are inquiring about in Bluffs River North is no longer available as it was snapped up quickly by a ready, willing and able buyer soon after it was listed. If was located about 2000 ft north of the community pool. The minimum rental period in Bluffs River North is 90 days. We do have three other opportunities in the community as of this morning. You will see most sellers asking prices higher than some recent sales as they know where prices are heading. The least expensive listing as of this morning is at $215,000 which still represents great value for the location and quality of construction.

If you are looking for the right opportunity beach side please feel free to give me a call. You need to be ready to act quickly on the best new opportunities or another buyer will. The market is so hot near the beach and this summer probably represents the best buying opportunity you will have. All signs point to next season being "off the hook" and prices will be heading higher. Inventory at the beach is at very low levels and demand is high.

Knowing what is happening in each neighborhood is critical to you finding the perfect home at the right price. This unit is located in The Lakes at the Bluffs and the news here isn't any better than Bluffs River North in your last question. In fact, the association rule for pets is the same; 1 pet with a weight limit of 25 pounds. Inventory here is a little better, but not much, with 11 sales over the past year and only two active listings as of this morning. Each lisiting is priced at least $9,000 above the highest priced sale over the past 12 months so you can see why prices have been on the rise beach side.

You are right that the amount seems high. Similar listings in the same subdivision are $210/month. $735 is not correct. For $210/month you get: Basic Cable; Common Areas Maintenance; Common R.E. Tax; Insurance-Bldg; Maintenance-Exterior; Manager; Roof Maintenance; Trash Removal, etc.

Jupiter Farms is a large a diversified area with everything from smaller frame constructed homes on 1 acre parcels to grand custom estate on larger parcels. The home you linked on Alexander Run is still available and for some reason they are looking for an owner occupant and not an investor. It is a frame constructed home that has been on the market for 81 days so to date the market is telling them they are priced a bit high.

Keep in mind that many sellers are asking more money for their property than the most recent sales data will support. Inventory levels in the Jupiter area have quietly jumped for 5 straight months and we now are sitting at 8 to 9 month highs. During this time pending home sales have also dropped considerably and are at the lowest levels we have seen in over a year. The good news is interest rates have fallen over the past week which is surprising but welcomed. Do your homework and understand the metrics surrounding any home you are considering and you can still do very well.

Unfortunately the Jupiter Ocean & Racquet Club you are inquiring about is no longer available. Property taxes for 2013 will be $2,879 but it had not been homesteaded so if the buyer would be using it as their primary residence that number would be reduced substantially. This was a bank owned unit that is a great example of what we see many asset mangers doing with properties; these days overpricing them. This unit was originally listed at $179,900 even though the most expensive sale of a 2 bedroom unit in the Midrise 1 building over the past year had been at $137,500. Even though a mid-level remodeling had been done the market did not react and they had to make two significant price reductions to $159,000 and finally $139,000 before they had it under contract.

Jupiter Ocean & Racquet enjoys one of the best locations beachside in Jupiter, especially in this price range and the fact that you can lease the units for 30 day time slots and they are in high demand during the seasonal months bringing a very nice cash on cash return. Steps from Florida's best beach this is an amazing location especially in the Sea Rise buildings.

The local market has been very strong over the past year but we have seen things slow down with single family home sales in Jupiter dropping to their lowest level in 18 months during September. You may be interested in our latest article on this subject using the link below;

Good Morning ~ This particular unit is on the MLS for seasonal rental and is already rented for the season, but is listed as available for September - December. As a renter, you would not be responsible to pay the Taxes or HOA fees.

As of now, there are a few available in the $1200.00 -$1500.00/ month range. Are they walking distance to the beach... that depends on what you consider walking distance. I would consider most of them "biking distance" to the beach. It is a nice, quiet area in Jupiter, Florida.

There are 3 units (the type you are inquiring about) available for sale in the range of $177,000.00 - $219,000.00. The HOA is listed in the low $200/ month range, the exact amount depends on which unit. Also, the taxes listed for 2012 is just under $3000.00.

When working with an agent to rent your place, you typically pay 10% for the cost of the seasonal rental. Now, if you're looking to rent it weekly, you would use a property manager, and they typically charge about 30%-40% and that is inclusive of renting, cleaing, and managing your property.
