What do you intend to do with the property? If you are looking strictly at creating monthly cashflow LLV is not the place. If you are looking for future appreciation and buying while the LLV market is low and trying to capitalize on long term appreciation that would be a better plan but expect low returns on your monthly cashflow until things pick up. The multiple HOA fees possible SID/LIDS kill cashflow. And if you are purchasing a condotel in monte lago village expect to have a split with your rental income. ... more

Last property I bought in 89012 I bought for $115 sqft Dec 2013 and sold it for $171 sqft after upgrading / rehabbing it in April 2014. Here is a link to the blog post about it back then: http://www.lvrealestatehelp.com/blog/my-latest-rehab-project-before-and-after-photos

The price per sqft ranges drastically though due to the variety of communities we have in 89012.

The appraisal value will be based on other comparable homes in the area. With the properties being comparable the age would also need to be comparable otherwise the appraiser will have to adjust for newer comps or older comps.

If the home is older you will need to be diligent in your inspections to see what repairs / maintenance will be required so you can determine if it will affect the value.

This is not a very good statistic to base any decisions on so not sure why you are seeking this info.

Seller's can list their home at any price they want. The market will determine the final sales price.

I believe more important number to ask for would be the % below appraisal value (not list value) homes are selling for.

The demand is huge.

Between my husband and myself we own over 20 properties. I also manage quite a few as well. The average time one of our properties stays vacant is 14 days. Never more than 45 and that's during the off season.

Trulia and Zillow are notoriously inaccurate. Many of the listings on their site are not even for sale anymore. (I have seen some listed on these sites that have not been on the market in years!)

In this case no idea how they got the price as $35,000. It really is $350,000 and the house is a beauty! Here is the full MLS printout on it:

Coronado High School is a highly rated school. Since you know exactly what school you want for your daughter, I would suggest working with a local Realtor. We can help you with setting up home search for properties specifically zoned for Coronado High School, if that is your preference. Please do keep in mind that zoning can change each year.

Just as a general rule of thumb, taxes generally run about 1% of the market value each year (though they have a much more complicated formula that gets to the same place!) So if you are looking at a $400k home, the taxes should be about $4k per year.

What I like about Lake Las Vegas is the fact that you do not have penalty on a vacant lot. For instance unlike other master planned communities. If you own a lot, you can have it as an investment and build on it when you are ready to build. Most of the other high end communities charge you yearly penalty for not building a home on the vacant lot. As for HOA fees, they vary from one community to another. If you are in a South Shore, your fees will be a lot higher than the North Shore, because of the extra amenities, such as guard gate and double gate, close to the lake, etc. ... more

Hi Tom. I also believe that the “lot” you’re referring to is located at 1893 Fairfield Terrace. This was an “odd” lot as all the other lots in this guard gated community were sold and built on some time ago (1990-1997). The most recent sale in this neighborhood was a 4,121 sq. ft. home, built in 1990 with a pool that sold for $400,000; however this was a short sale that went into escrow mid 2012 and finally closed in March 2013. Regarding price, not only did the “sold” home back to a busy street (which would reduce the value) but homes have considerably increased in price since this transaction took place. The last one story home (3,367 sq. ft.) closed in October 2013 for $459,700 (asking $495,500). There is currently a 2,971 sq. ft. one story home in escrow in this subdivision that is due to close at the end of this month. This home is a short sale and the listed price is $310,000; however I won’t know the “sold” price until after it closes.
