Prairie Crossing stopped the buyouts last year, and there are good choices among the avaiable inventory in P.C. My only gripe in P.C. is the taxes! Holy cow, the rates are high in there! There are other areas in Grayslake and Gurnee with a lower tax burden for similar valuation of home. Call me if you are not yet working with another agent, I would be happy to be of assistance and help direct your search to alternative areas!

I recommend that sellers pay a fee for appraisal and price their house 5% over that appraised number. I reimburse the seller at closing for the appraisal costs. The biggest obstacle to closing is first to get the showings and 2nd to have the appraisal match the sales price. Pricing a house close where it will appraise out reduces market time and helps the seller not overprice the house and killing showings. ... more

I heard the same report from AM 560 and they were referring to a three month sales trend. Yes, the numbers sound good but in my opinion it was very deceptive. Home values in Grayslake are declining and market time is increasing. Overall it is not a pretty picture for sellers but as a buyer it gives you the advantage seeing that Congress just approved a $8,000 tax credit, sellers are very negotiable and interest rates are very low.
