The most likely to apply in the situation you describe is touched on by Philip Senkus. How long this can go on depends on if VA is a recourse state.

To a lesser degree, much less, the 'kindness of the bank' come into play. Vacant homes don't age well.

The only important question to address is, "Do you have interest in purchasing this house?"
If you do pick up the phone and call the Frederrickburg REALTORS who have responded.
This is your time to take action.......if you are serious.

There are 5 High Schools in the Fairfax Area. Three out of the 5 are rated in the top line up for High Schools, they are getting a 5 rating out of 5. These are George Mason High School, Fairfax High School, and Marshall High. The other 2 schools have a rating of 4 stars out of 5. Great schools in USA. ... more

Below are the two links for Spotyslvania Schools. The first one is the attendance zoning map and the second is the school bus stop link which is easier to use than the zoning map. As the previous agent stated, the property is Wilderness Elementary even though it really doesn't make sense. Summerlake is an Active Adult Community for ages 55+. The HOA fees cover your lawn and landscaping, maintenance, snow removal, trash pick-up and gated secutiy. As I live in the area I can tell you there are alot of foreclosures and and short sales in the area which have driven down prices in the area. I still think there is alot of value in the homes that are for sale now around here. Just to keep in mind that in this area the BRAC realignment hasn't happened yet so this area is going to heat up in the next year or so. In Fredericksburg/Stafford, homes prices are down about 14% compared to last year (this is as of the June 30 reports - July's aren't out yet). The number of home sales is down 18%. This suggests there is still more market price decline expected. The inventory as reported by MRIS is just under 7 months supply. (again, for the region) You can pull lots of fun reports from; however, understanding the information and interpretting it requires skill and experience.
