To start, this property is already under contract. Taxes are currently: $1951 a year. No one but your mortgage lender can really answer the closing cost question as we don't know what type of loan you're getting or how much your putting down. If you were a cash buyer the answer would be about $1500 and on the very high side with a loan I'd suggest no more than $4000.

If you don't know Durham well, then you need to understand that like any city Durham has it's good parts and it's not so good parts. There's a reason this home is priced the way it is and it's not because it's a foreclosure as bankers are greedy and there are no deals in foreclosures. I repeat to anyone reading this there are no deals to be had buying a foreclosure. See link below for more.

To check out how "safe" any area in Durham is I'd recommend you to the Durham Crime Mapper. I've included a link below. I do not personally consider the Stratford Lake area to be a high crime or unsafe area. I live here in Durham and I know it well. Hope Valley Farms is a wonderful community. You'll notice it is a very clean and well maintained area demonstrating pride of ownership and strong HOA's. Check out the YMCA that is within 2 minutes by car; it looks more like a private club than a YMCA. If you are planning a move in 3 months it may be helpful for you to learn more about property values now. I can set up a personal web site for you to access the local MLS listings and you can set the search parameters to really focus in on a particular area of town, zip code, school, subdivision, or even a specific street. All I need is your email to set up your personal web site.

You will need at least 30 days to go from a signed contract to the closing table, but 45 days would be a better plan to be safe. You can also negotiate a longer closing date (like 90 days), so if you have the urge to start looking you can set appointments to see homes right away.

I have not heard of any problems. I have quite a bit of building experience and am very familiar with Beazer homes and their superintendents. They work well with the buyer and correct any human errors that are discovered by client, realtor and home inspector. They also provide a warranty on construction for your protection after the sale.
Are you considering a Beazer home in Wyndmoore? If so you will need a buyer's agent to represent you since Beazer Purchase Contracts are written to protect the builder.

The American Tobacco Trail is the closest.

If you are willing to drive there are also The Eno River (Durham) and Umstead Park (Raleigh), both excellent nature trails.

Barbara What may I ask is your question? If you are asking about the market conditions in Durham, they have not been better in a few years. If you have something you would like put on the market I would be glad to assist you. I just put a townhome on the market in the triangle and I had it under contract in less than 10 days. It appears the price has been approved by the lender. In my opinion, the home is definately worth seeing at this price. The pictures look great, but the MLS information mentions the home needs repair, especially on the outside. From the pictures, it doesn't look to be in poor condition.

It takes a while to get a short sale closed, however, the process on this particular property has already been started. Depending on your immediate needs would determine wheather or not you should pursue shortsales.

This home has been on the market for 25 days and it is still active and doesn't mention any offers. There must be more damage to the property than what we can see in the pictures. The tax value was what Durham County appraised the property at as of 1/1/2008.

I know exactly what you mean. We moved from an area that's considered "high tax" and Durham seems a bit higher than that to me. For what we owned before we'd be paying about $1,500 more in taxes per year here than we did there! On top of that, the houses here generally aren't as nice as we're used to until you get over $500K. So, you have to pay more for a decent house, and then you get to pay about 25% more in property taxes. But hey, look on the bright side: at least your salary here will be lower! ... more

I would suggest you use Durham City web site section called 'Crimemapper'. I would suggest you go back several months, choose the previous 11 months and run an area report. Do the exact sample report, except 1 year earlier. Do this several times. I submit that you are looking at this data for trends...not particular issues. The trend is of vital importance.
This is close enough to NCCU to be of rental potential also.
