Ramblewood Association fees do not include the utilities for the single units if that was your question. The association fee do include utility payment for the common areas, such as pool, clubhouse, exercise room. The association fee includes pest control, outside maintenance, sewer, water, building insurance.

Property taxes run about 2.2% of the purchase price on real estate in Coral Springs. There are other factors that can effect this the first year depending on whether or not you are buying a property that has FL homestead. Either way you can file for FL homestead if you are a homeowner for one day this year and file by March 31, 2014. A lot of people buy this time of year for that reason. It gives recreation a new meaning with championship golf courses tennis and so much more. It is a magnet for families with children. The perfect example for community living Designated areas for business and development with a strong emphasis on a retail sector with ample parking and shopping opportunities.
The diversity of attractions and location attracts people of all ages and affordability. Even in a sluggish market Coal Springs manages to stay active where sales and prices remain relatively stable. Older communities are more affordable where mature trees and well kept gardens compete with newer developments where size and luxury, with plenty of amenities security makes home prices more costly and less competitive.

WCI sold off Parkland Golf & CC this year. I believe Toll Brothers will be taking over the new construction which will begin in 2011. There are some fantastic prices in Parkland Golf right now for resales as well. If you want a more completed community try Heron Bay. WCI will be selling new construction there in 2011 as well.

You are in the same boat as most of the other Florida home owners who saw their values melt away as Wall Street mortgage backed securities went bust, the real estate based US economy tanked and the financial institutions got bail out funds without paying it forward.
Here are some thoughts:
1) If your payment is what you would pay for rent if you moved, take your time with deciding what you do.
2) If you could lower your overhead by getting out from under, decide what your next lily pad will be before you jump.
3) Loan Mods are nominal and will probably not reduce your principal. if you are OK with a little less of a payment every month, check it out.
4) With financial hardship provable, a short sale is available. They take a long time.
5) If you stop making payments, a foreclosure can take a year or more right now.

I do not have enough info here to point you in a definite direction. Remember, its hard to get out with your credit rating intact on a lot of these options. Also the specter of deficienciy judgments is raising its ugly head.

With the additional information you provided after Angela responded, I ran a search on CONDO SALES in Coral Springs over the last six months. Out of 352 CONDO sales, 1 CONDO closed at $230,000 . . . all the other CONDOS sold for $149,000 or less. Therefore, if your CONDO has been analyzed by a real estate profesional with a market value of $400,000, I would certainly say that it IS A LUXURY listing.
