I have several searches set up for my customers for up to $60,000 in Hollywood - Fort Lauderdale area, but for this kind of price you will find 2-bedroom apartments at the most, but mostly 1-bedroom. Some might have restriction like no rentals or 55+, so to find one with tenant might be a challenge.

Let me know if you still need a realtor, it is easy to set up another search for you so you can see for yourself what is available at the moment.

I understand that you are in a catch 22 situation, since your price range doesn't give you much options, as far as single homes....

First you put an ad on Trulia stating that you want to list with an agent (good job). Second you wait for as many agents possible to post their credentials(there will probably be a lot). Then you interview the one that looks the best. Finally you check their references and credentials, if they've made it that far I would hire them. There are numerous opportunities throughout Palm Beach County that would meet your requirements. Delray along the Avenue will be difficult under $150,000 but every once in a while a deal pops up but they go fast and the market is gaining strength. While things continually evolve I can guarantee they will be much different by December when you are ready to buy.

The best deal I have put together recently long the Avenue in Delray was an amazing 2 bedroom/2 bath condo that my clients picked up in a smaller complex for $187,000. This had been recently remodeled from top to bottom with impact windows and doors, new mechanical and plumbing systems, stone floors, new cabinets, doors you name it; a great unit. And the location was the best part as it was 1 lot in from the Intracoastal and one block off of Atlantic. So deals are out there but you must be working with someone who can notify you immediately of opportunities and then be ready to pounce when they arise.

If your budget is firm at $150,000 then you will need to open yourself open to other areas as well. Everything is location driven and I work mainly as a buyers agent throughout Palm Beach County so if I can help you define your goals and steer you in the right direction please feel free to contact me at your convenience.
