I would say that GH is definitely and "up and coming" neighborhood... Great for investment now and 1-3 years people will say that I wish that I would have bought in that neighborhood when the property values were low.... I have a friend that is building a 2100 sq ft house on Marvin, summer of 2014. If the old saying is Location, Location, Location then GH is exactly where you should invest, it borders on some of the best real estate in the city. ... more

You might want to read the Trulia Blog series "How to Choose a Neighborhood" (link below) . Trulia has a great info source on this neighborhood, Overview, Market Trends, Schools, Crime and Community Info as part of the Providence Plantation area. If the home you are thinking about buying is a new home, you may want to consider having a new home agent advocate.
We know a couple without children who lives there and think it is a nice stable area. For many buyers and renters, which school attendance zone the home is within is very important. If you have a specific Mecklenburg County address and want to know which public school children living there will attend, there is a handy Mecklenburg County School Lookup site in the Trulia Blog "Which areas surrounding Charlotte would be a nice place to relocate?" If you have school age children, I suggest that you check addresses against this link and determine if the schools are going to serve your child's educational needs. If you have a full time agent with a Masters degree in Planning with Finance and over two decades of experience, working for you, you will likely do better in negotiations. I'm not a realtor so I can tell you straight up that you have to be a bit of an urban pioneer to live there. Join nodaneigborhood group on Yahoo Groups and just watch the action for a while before you buy. There is quite a bit of property crime and it borders some rough areas. Also, my former realtor lied to me on this point - the train goes through, blowing its whistle several times a day at all hours. Hang out there and maybe rent before you buy if you can.
