I bought a vacation home in Saw Creek Estates in 2013. We go every other weekend and stay for longer periods when we take vacation time. I love it there. I have never experienced any of the bad things anyone in this post is talking about. I feel very safe there, and have found the people in Public Safety, Members Services, and the community to be polite and very helpful.

Someone in this thread wrote "if you like loud Mexican music all day and night you'll love Saw Creek Estates" - I have NEVER heard loud "Mexican" music playing - I have heard music on the weekends when vacationers come and have fun with their families and play music (which is totally expected in a vacation community), but it has never been so loud that I have been bothered by it . I'm so happy with the community that we are considering buying another home there to use as a vacation rental income.

in Saw Creek Estates, we've had a number of burglaries, but it was determined to be teenagers who were breaking into homes that were empty (owners were vacationing, home is vacation or rental). One of the teenagers was turned over to State Police by their parents. I have not heard of any robberies or burglaries by "professional" theives. ... more

The first thing that need to do is speak with a mortgage broker. There are several factors involved in qualifying which include your income to debt ratios, your credit score, etc. A mortgage broker will be the best person to talk to about different types if mortgage programs available to you. If you are a first time home buyer (or have not owned a home in 3 or more years) you may qualify for FHA or Rural Housing and if you have owned a home in the past 3 years conventional may be the way to go.

I am currently working with a buyer who recently retired and is on SSI he qualifies for an FHA loan program, which only requires 3.5% down and his children are gifting him the entire 3.5% down, so it certainly is possible.

If you would like a list of local lender you could speak with I would be happy to give you several names and numbers. It costs nothing to get pre-qualified and generally only takes a few minutes of your time.
