A Realtor will be able to provide you with the most accurate information on foreclosures. To my knowledge, all foreclosures end up with a real estate company at some point. As far as how long it takes to get into inventory, I've seen foreclosed homes go on the market after auction within two weeks. But I've also seen some homes taking over a year.

I think the best option will be to build out your own in-law suite by converting a basement or attic space, or putting an addition onto a home (in law wing with separate entrance). It will give you more options.

There are currently 4 for sale, 3 with garages asking between 185,000 to 189,900. The prices in this complex have fallen quite a bit.
