I've lived in Cloverdale for nearly four years and I love it. People often talk about the heat in Cloverdale but I like to say, "It's always sunny in Cloverdale." Before I leave Cloverdale early in the morning the sun is out and the birds are chattering happily. Then as I drive along the 101 with not many vehicles I hit the fog belt often as soon as Asti and sometimes not till Healdsburg.

The heat is okay as long as you have air conditioning. I'll take the sun with the heat over the overcast with a cooler day. Plus, you can usually enjoy a comfortable evening barbecue outdoors.

It's definitely a small town but we like to have fun. In the Summer we enjoy Friday Night Live in the Plaza. There are the normal service organizations if you like to be involved in the community. I'm in Rotary and have fun supporting and volunteering for our events.

For example, a casino can bring business as well as employment opportunities to the area and in general, be considered an area attraction. Some communities such as associations are more prone to criminal activity than others. Some communities and neighborhoods are more prone to certain types of crime than others.

Response times of local police and what they respond to can vary, especially in these economic times, where officers are often asked to do the work of three people.

If one buys into a manager controlled community, this can add another variable in terms of the criminal element. The security of the local community and the home is another factor to check into.

Do you have children? Who is living nearby? Answering this question can serve to help with peace of mind and assist with reducing the worry or stress of not knowing.

It pays to check into these and other things with the help of a buyers agent before investing in a home.

There are some simple techniques that will help you decide which neighborhood is worth living in and where you would feel unsafe. I share some simple tips with my clients around this, upon request, as a buyers agent.

There are condos, manufactured homes and residential home communities. All of these can have associations, boards, community managers and/or separate owners. Within each specific category there are many variables. Let's look at a couple of these variables. These examples are just the tip of the iceberg....

Within manufactured home communities for example, you can own the land underneath, or you can 'lease' the land and just own the home. These communities can have age limits which limit ownership to only certain ages of individuals or they may be open to anyone of any age.

Some of these association governed communities have clubhouses and swimming pools, some don't. Some have excellent management, some don't. Some are rent controlled, some are not. Some are very good about preparing for the future, and others are not. These things, plus more, can and do make a HUGE difference when purchasing.

Why risk buying something where you are not going to be happy, or you are going to lose the home due to variables that you could have seen coming, if you had checked into things beforehand?

Since a home is often the biggest investment that a person makes in their lifetime, it pays to dig in a little and find out what is underneath the veneer that is obvious. An inspector can look for the obvious defects inside and outside a home, but who will help you with the uncovering the often hidden 'secrets' in 'association' governed communities?

Beyond the home inspection, there are many things to check and to be aware of before jumping into any home purchase. Anyone can buy a home, condo or mobile home and any agent can collect a commission without knowing about the more complex dynamics that can and do affect owners once they purchase a home.

Knowing the right questions to ask and knowing what one wants and then matching the specific dream to what is out there is also one of the keys to being a satisfied homeowner, no matter what one ends up with eventually. A buyers agent can help figure it out and watch for that perfect home.

Many buyers do not know what they really want initially and waste a lot of time and energy figuring it out. There is a way to shorten this 'learning curve' and to help make a dream into an achievable reality, using a specific step by step process.

My extensive experience with investment, multifamily, residential, and manufactured homes allows me to guide, assist and protect clients when they are ready to purchase their dream home.

Your dream home may end up costing $1 million, $300,000 or $20,000. Why waste time, energy and money in the pursuit of homes that are not going to end up working for you?

Bottom line, retaining a buyers agent is an important step in making sure that you end up with something that will serve your interests.

Forestville is a cute town, that has the benefit of enjoying all the great activities of the River, but much closer to Santa Rosa if you need to work there. I love the way they remodeled the town and updated it so it looks so quaint and charming! You can enjoy the great restaurants, parks and beaches. Back in the olden days, I used to live down the road near Korbel Winery and know a lot of the beauty of the area. Don't be a recluse! There are so many activities out at the River, the great festivals in the summer in Guerneville, the wineries, my kids used to play jazz in some of the Guerneville restaurants. Take the winery tours at Korbel! Check out all the local restaurants for fabulous dinners, and support your local business folk! You're in a great town, support it with your local dollars! ... more

Good question and I am able to answer some of it and make recommendations about what I can't answer. Rohnert Park for the most part is a walkable city. It has a walk score of 51 and has several walking paths within green areas.

Regarding Safety, since I legally can not comment with a yes, no or other I will say this. There are a lot of families living in Rohnert Park as well as college students and professors due to it's proximity to Sonoma State University. I recommend you contact the Rohnert Park Police department regarding crime statistics.

Hi - your best source to answer that question is the listing agent. Other than that, everything is pure speculation. e.g.: Could be the seller was able to obtain a modification or did a deed in lieu, or hopefully their situation changed and they were able to save their home. That was a relatively low price for that home in that area, so even if it was still on the market would prlbably sell for a higher price than that if the condition was decent. If you wanted a market analysis to get a handle on prices in your neighborhood, to get some information about short sales, current market trends, etc or decide if this is the time to buy or sell, I'd be happy to talk with you. Though Petaluma has experienced a few hiccups in recent years (as most communities have), it is definitely still maintaining its unique appeal. There are still antique shops, but of the very large ones on the Boulevard, only one has survived.
A perfectly timed addition, which sprung up in 2009, replacing a former antique rug store in the National Bank Building, is the Petaluma Seed Bank, offering 1200 varieties of heirloom seeds. With many gardening boxes popping up in front and back yards around town, they're business is thriving.
The majority of the previously vacant commercial spaces have been filled with existing businesses expanding or moving to better locations, leaving room for many new small businesses to move in.
With retail space so invitingly inexpensive, there are few vacancies downtown.
I agree with Dino about the new restaurant, Luma. The food is downright tasty and fresh. My regular favorite is the Miniletta followed up by their decadent bread pudding.
While strolling to dinner downtown one of our rainiest of nights a couple weeks ago, we walked by Petaluma Pete, sheltered under an awning, playing away on his piano. This was a sign to me that Petaluma is still moving forward and maintaining it's unique appeal.

Hello Rosalie - Yes, there are several golf courses in Sonoma County. Twenty including Windsor Golf Club which is in Windsor and in my opinion, one of the nices. There are a few lakes in this area as well, Lake Sonoma being the closest and in Sonoma County. Lake Mendocino & Lake Pillsbury are in Mendocino County and Lake Berryessa is in Napa County.
