You should be able to get a home for 80,000, however you will have to work at it. You will be competing with investors. 80,000 is the typical price point for investor looking to purchase homes.

I suggest you look at HUD home at http:hudhomestore.com and only try to bid on homes under the First Look option which prevent investors from bidding on the home.

Finally you must move fast if it is something that you like don't waste time since there is always another buyer looking at the same property.

Arnold Millis conveniently located to Sugarloaf Pkwy and Hwy29 and minutes to Discovery Mills, Avenues at Webb Gin and Hwy 124.

There are a couple other homes for sale in that subdivision that are either a potential short sale or foreclosure which is why the home is priced well below the other homes. The foreclosure for $114k is also a 3 bed/2.5 bath and the model home is a 5/3. The current price range of the model homes seem to be in price with the surrounding areas, but remember you can always try and negotiate the sales price with the owners.

As far as safety is concerned, as with any area safety cannot be guaranteed or predicted, but from what i know that area is a fair and decent area. Central Gwinnet High as of 2011 was ranked 213th of 399 public high schools in Ga.

It depends on where the proceedings are now and how quickly the bank reacts. If the foreclosure has gone thorugh all the legal loops, it could be anytime, from a day to several days. If there is time, you should consider a short sale. Unless you have kept all your other bills current, there is not a vey good likelihood of renogatiating or refinancing. We really as Realtors can not comment on an area being good or bad. I would recommend contact the local police department. They could give you all the info on crime in the area.
