I have a pool and grass out front.

Water bill is usually around 20/month in the winter and around 80/month in the summer.

Gas is never very high. Usually 15-25/month depending on how much BBQing we do.

The energy bill is one that varies tons. My energy bill ranges from 40/month in the winter to 350-550/month in the summer.

Depends on a ton of stuff.

If you call NV Energy and give them an address of a house- any house- they will give you the average monthly utility bill. (free!)

One of the biggest differences is when it falls to business licensing. Depending on if you fall within city limits or not will depend on who, where and how much it cost to hang your business license. The differences are so nominal it isn't worth worrying about.

With regards to business permitting it tends to make a little more of a difference. The fire department issues approvals for certain business types and does not allow other business types dependent on if the business is either in the incorporated or the unincorporated. This is a major sticking point and you can literally buy a piece of property and not be able to open your business because of where it is.

Summerlin has excellent existing and up-coming shopping! Boca Park and Tivoli have shopping and dining, and Tivoli's upcoming addition (which doubles the size of Tivoli) will include H & M, and some other great shops.

I have an amazing swimming instructor. She taught my 3 year old how to swim after the second lesson and you get 5 lessons for her fee. She will come to your house etc. I highly recommend her.
