The past month we've had high river, Intracoastal and ocean water levels from off shore storms. This has affected beach erosion, turtle nests, docks, etc. I've not seen street closures due to flooding such as A1A in Ft Lauderdale. During tropical storms and hurricanes certain bridges are locked down for safety. During the 2004-2005 hurricanes local flooding was primarily caused by clogged street drains. The National Flood Insurance Program (NFIP) offers low cost flood insurance. This is separate and much lower than wind insurance policies. Palm Beach County Emergency Management works with NOAA and FEMA and has state-of-the-art flood and storm hazard notification systems. The August 2011 Jupiter and Tequesta flood zone map is

The majority of Tequesta is located in Palm Beach County and belongs to Jupiter High School which was constructed around 2003 and has a wonderful campus that is very conducive to all academic and sport activities. In addition, the Jupiter Tequesta Athletic Association is among the best in the Florida. Jupiter High was 'A' rated until this year. It is now 'B' rated. The difference is that an 'A' rated school requires a 77% graduation rate and Jupiter High had a 74% graduation rate. The switch reflects an out of area student body. The small portion of Tequesta located in Martin County belongs to South Fork High School in Stuart, FL. To my knowledge they remain an 'A' rated school. These are both excellent schools. I would say it is a matter of practicality whether you prefer to commute south or north. Both Counties offer walking distance public school bus service. Either way, you have chosen an excellent area to raise your family. I have been a 33469 parent resident since 2003 and would would be happy to guide you through the scholastic moguls to get your family settled and thriving in this area.

Limestone Creek Elementary School is a Jupiter, Palm Beach County school. Houses in the Limestone Creek school boundary area start at $200,000. Townhomes and condos start at $85,000. No reason to think they are fearful or suspicious as many people love the security a gated community offers. Ocean Dunes, as you know, is a wonderful community and the location just west of US1 on Marcinski cannot be beat for those who want to walk to the beach at very reasonable prices. Most residents love the security the gate offers and the cost is not that large when spread out among the residents as part of their annual budget. Can you find another community that does not have a manned gate? Absolutely but it is highly doubtful that Ocean Dunes will be getting rid of this popular feature.

Not sure if you are looking to buy or rent but if buying make sure you understand the difference between a CBS and frame structure especially this close to the beach. I hope this information is helpful but if you need anything additional please do not hesitate to give me a call.
