There is no such thing as "the most diverse neighborhood in the U.S." That description would fit hundreds of neighborhoods in all 50 states. If you want the demographics for a particular town / city / zip code, you need to visit the Census Bureau's website. and type in your location and review the demographics for the area. ... more

Two have security at the gates. That costs a lot of money. Any time an HOA has people involved...concierge, security, watchman, gate attendant or whatever you call it, the HOA dues are significantly higher. Also in gated communities the residents are responsible for street maintenance, not the city. Lots of foundation problems in this area so not only does that affect the homes, but also the streets and they are expensive to repair.

Irving is a centrally located city, between Ft. Worth and Dallas, with excellent access to the Airport, light rail, transportation corridor etc.
Broadmoor Hills itself if a wonderful neighborhood that has held its value. Spacious homes and great curb appeal. If you are interested in this neighborhood I can give you the names of other agents residing in the neighborhood (working in our Irving Office) who would love to show you around.

Not now but maybe in the future. I am very concerned because the information Truila is offering is so far off track. Our home is gorgeous and has so many ammenities of which Truila is apparently unaware. You arre appraising/ guessing at the value with grossly inaccurate information. The price you are showing is what, around 60 dollars a square foot? You do not have my permission to make these erroneous reports on my property. If your erroneous information should adversely affect my ability to sell or lease this property at a fair price, I will consider this an actionable causation. ... more

We stage every home that we list!

As a homeowner, you decorate to fit your lifestyle. As a home seller, you must decorate/stage to appeal to the lifestyle of a potential buyer. This includes arranging furniture and/or de-cluttering to maximize the open feeling of a room. For a potential buyer, they must be able to visualize themselves in your home; this is difficult with a wall of your family photos.

It is our experience that staged homes sell quicker and at a higher price per sqaure foot!
