UpNest Top Realtors answered:
HI Deb,

You would have to look up what is called a flat fee listing service to have your home on Trulia. Zillow is more FSBO friendly.

For sale by owner can seem like a big money saver, but it's a huge liability, and usually the work of a top performing agent will give you the most money for your home.

We created our service (http://www.upnest.com) to help connect home sellers with top performing agents that compete against other agents for your listing. Because agents know they are competing, they bring out their best services and commission rates, which can help you get the most money possible for your home. There's no obligation to choose an agent that submits a proposal to you if you're not satisfied with their rates and services.

We've helped a good amount of sellers in the Miami metro near you save money.

Good luck!

Alma Kee answered:
Hi,

Most likely the buyer will have to get a mortgage to buy your property. The lender will hire an appraiser and even if a buyer wanted to pay "above" market price, their lender will not allow it.

So, you may want to spend $350 and hire a experienced, licensed appraiser to give you a very good idea of the maximum a licensed appraiser might give as a value for your property. That way you will not waste time sitting on the market if you are overpricer, nor will you give away thousands or tens of thousands by underpricing.

Hope this helps.

Obviously, this has become a legal issue. My understanding is that if a judge were to review the contract in question- the intent of the parties would prevail. Many times items are missed that need to be initialed, but the intention of the parties was to initial them. If something is not addressed it may be assumed to be intentional. This is a specific matter and should be answered by the agents and brokers involved. ... more

Hello Virgie,

We can give you an estimated recommendation on current value, but it isn't fair until we are able to look at it and truly compare to others on the market. It is great that you replaced the A/C and the roof is new, but how does the interior show. I am very familiar with Oriole Golf & Tennis. I look forward to your call so please don't hesitate to contact me so I can provide you with the information you need to MOVE FORWARD.

Best Regards,
