Most likely the buyer will have to get a mortgage to buy your property. The lender will hire an appraiser and even if a buyer wanted to pay "above" market price, their lender will not allow it.
So, you may want to spend $350 and hire a experienced, licensed appraiser to give you a very good idea of the maximum a licensed appraiser might give as a value for your property. That way you will not waste time sitting on the market if you are overpricer, nor will you give away thousands or tens of thousands by underpricing.

Obviously, this has become a legal issue. My understanding is that if a judge were to review the contract in question- the intent of the parties would prevail. Many times items are missed that need to be initialed, but the intention of the parties was to initial them. If something is not addressed it may be assumed to be intentional.
