The main factors that will affect value are location of the land and whether or not it is possible to build (does it meet city or town codes or can you get a variance). There are a lot of other factors that can affect value. Is the entire lot usable (any conservation land?). Does the lot have a road abutting it or is it "landlocked" by other parcels that you don't own. If it is landlocked, can you obtain an easement? Is there sewer available nearby or is it possible to put in a private septic system? How large is the lot? Can it be subdivided so that more than one home or building can be built? What is the zoning for the lot (residential or commercial)? Commercial zoning can usually fetch a higher amount depending on the location. Land can be very tricky to value.
