Boy, what a difference the passage of time makes - well priced, attractive inventory is now flying off the shelves in Bridgewater with approx 4.5 months of supply, which means the market is favoring sellers. Just visit an Open House or tour a newly listed property - you'll feel like you are at the deli counter at Wegman's waiting on line....

As far as stats go, the MLS is the source of data and is easy for a good agent to tap and analyze. If I can be of assistance, don't hesitate to reach out....

If you accepted a verbal offer, but contracts were not exchanged, this is a really easy question. You do not have to accept. With an offer to purchase, there are a lot of different items associated with the offer. You might be happy with the price, but not happy with the terms. Maybe they are not putting 20% down and you are afraid they won't be able to get the mortgage. Maybe they didn't give you a preapproval letter for the mortgage. Maybe you don't like the closing date they chose. Or maybe you just decided not to move. Whatever the reason is, if you don't have a written contract, you don't have to move forward.

If you have already signed a contract, then hopefully you received an Opinion 26 and you know that within the first 3 business days, you are entitled to have an attorney review period. Even if you signed a contract without an attorney, it is a wise decision to have an attorney represent you. If you are already in attorney review and you decide you do not want to move forward, you can cancel the contract without recourse, still without any reason. Once you get passed the attorney review period, it gets more difficult to answer this. But that is what the attorneys are for. They are there to wade through the legality of your contract. Just based on your post, it doesn't sound like you are that far into the process.

The best advice you have gotten on this board is to speak with an attorney. Especially if you don't have a real estate agent that is helping you to navigate through the sale of your home. And even if you did have an agent, they can only give you real estate advice, not legal advice.

I agree with most of the posters here that you can put anything in a contract you want subject to the overall law, but I know as a long time renter in the middle to upper rental market that I would NEVER sign a contact with those conditions. I provided a substantial security deposit up front, with the expectation that I would take reasonably good care of the home or risk reduction of the deposit. I'm charged a rent amount that covers costs plus a profit margin. Seems fair to me.

I realize that there is some risk in renting, but you should manage your repairs in such a way that ensures they get taken care of in a way that spreads out the cost without putting that on your tenants. I realize this is much harder for individuals/small companies with a limited amount of properties, but you should look for other solutions regardless.

If you make the tenant responsible for the repairs REGARDLESS of cause, you really run the risk of tenants not reporting issues that could be missed by you on exit and turn into much more serious problems later on. Ido a fair amount of repairs on my own, but I know that if I was asked to pay for a repair for a situation I was not responsible for creating, I certainly wouldn't call my landlord about it. Fortunately, I'm in a position where I can pick and choose who I rent from. With your solution, you're limiting yourself to those who don't have better options.

I hope you reviewed all the great responses everyone in the Trulia Community have given you throughout the past year. As the market has stabilized over the past year, it's going to be wise to have your current agent run new comps/market analysis at least once a month to re-evaluate the area of your home if it's still on the market for sale. As mentioned, not only should you look at what has sold in the past 6 months (max.) but also what properties received offers recently (Under Contract) as well as what other Active homes are currently listed to see what your home is competing with. If you haven't sold your home, and are not working with any agents, I'd be glad to run the new data for you. Please don't hesitate to contact me with any other questions either!

If you're still interested in marketing your home as a rental (possibly even rental with the option to buy), let me know! I'd be glad to find current information about the rental price range for Bridgewater. There are many first time homebuyers that are still on the fence as to whether they want to buy right now, so the "rent with the option to buy" offer sometimes is very appealing to them.
