One more tip... make your home available for any and all showings. Answer showing requests promptly and be polite to the buyer's agent. It's a hassle to leave the house, but it's important that buyers can comfortably look at all rooms in your home. If you restrict showings to certain times and require days advance notice, it's tougher for buyer's agents to schedule your home for a showing. When speaking of a group of homes in a general area it is important to note the differences. For example, if we are speaking of homes that are built by the same builder and each house boasts many of the same features (Hardwood floors, granite countertops, leveled lot, etc.) then the condition of the home is where the difference will lie. This is where you can add or subtract in order to get a more accurate feel of what price your home falls.

I suspect that you are referring to township assessed. The relationship between price/value and township assessed varies by community - but I think it is fair to say that there are consistent relationships that can be seen among comps in a neighborhood/community. Getting more specific than that woud require further study of what you are looking at - but it can be done and the resulting data can be helpful as you evaluate properties and consider an offer and negotiating strategy.

I just had a transaction fall apart as the price escalated over asking and the seller wanted assurances that the buyer would proceed regardless of appraisal. Can't help but caution sellers on the potential uneasiness on the part of a buyer if the home underappraises - essentially that is an objective source opining on the value of the home. If it falls short of what you have agreed to pay, it can really undermine the buyer's confidence and enthusiasm -- even if they agree to pay the difference and have the resources to do so.

There is no definite %difference between the sales price n the appraisal value in Norristown or any city in morris county . Appraisal value is done for loan to the buyer to buy that home and appraiser is appointed by bank. Bank wants to make sure home is worth for the loan so instructions given to the appraisal are tight. So now adays most of the time they appraise low. Same style house with exact same square feet can appraise different value as they have different amenities such as pool,extra bath,finished basement.....etc. ... more
