if you want to see a good range of your homes value go to and go to the home values tab. Once there enter your address and it will give you a report of the value. This is the same report that lenders use when you apply for a loan or refinance. Great tool. ... more

Actually, you can list your home on Zillow as an FSBO ( for sale by owner). Zillow and Trulia have just merged and Zillow has always allowed you to list your home for sale using the make me move tool. If you want to get a good range of value for your home,. your welcome to enter your address on my website- see Home Values tab. No registration and no e-mail address needed. It will give you a value based on comps, tax records and the appraisal databases and some other criteria. This is the first report that lenders see when you ask for a loan for a new purchase or a refinance. It is an awesome tool.

As a listing agent, all my listing re on Zillow and Trulia so if your interested in using a professional full time realtor, just let me know. Thanks

Once your home is listed with an agent, they can upload all the pictures of your home and that will replace whatever may be there now. Just make sure you let them know you want it here and on every other site they can put it on. Exposure sells homes. ... more

In general, price, condition, staging and marketing exposure will have the most significant impact on how long it takes to sell your home. We typically measure the health of the market based on what we call "months of inventory", which is a basic calculation that takes into account the amount of homes on the market divided by past home sales.

Six months of inventory is considered an equally balanced market. More than six is a buyer's market and less is a seller's market.

As an example, we only have 7 months worth of inventory in the 30080 zip code for homes between $200,000-$299,999 versus 15.62 months worth of inventory for homes between $400,000-$499,999. This is just a market indicator, but what is more critical is how your home compares to those other homes that you are competing with. Make sure you know your competition and why a buyer should pick your home.

Don. You live here in Smyrna and I have run accross some of your stuff in Highlands View. For me as I live in Smyrna and market it I think we will be fine this year. I am seeing FSBOs that I have been working with for several months ready to list, so we will get some more inventory in. The townhome market I think wil be dead as well as condo and they will continue to decline in value. With the new shopping and restaraunts coming in we are now turning into really the Vogue place to be. traffic is still great adn location is and will allways be super. ... more
