I get what you were going for here, but there's a major "ick" factor for me in the notion that a real estate agent should be telling me as a buyer what I want and "educating" me about what my perspective should be. What you see go down on HGTV househunting shows is a bunch of coached garbage.
A house isn't Mary Kay or some other random product you can talk a person into buying. Someone has to be looking for a house like yours and above all else, it has to be at a price they're willing to pay.
Unless you're in an usually slow market, not having sold after a number of months is usually a good sign your price is too high.
I sincerely hope your agent has been providing continual feedback on what needs to change to sell this house.... more

As Bill pointed out....Entry door replacement seems to be a biggie on that website...over 100% nearly $160% return in Tampa. Wow!
This is way out of alignment with every other component listed and very, very difficult to rationalize. Wonder where these numbers come from and just how they are calculated?

Regarding roofs, every home sold is expected to have a good one. Value can be added for 100 year metal roofs or cooper roofs but only if the community averages provide the head room AND the 'value' can be communicated to the buyer. Create the tangible value and benefit and you can influence the result.
The only investment in a traditional home sale that will yield greater than 100% return is paint.... more

You could try www.isoldmyhouse.com if you want. That used to be a very good resource; I think it still is pretty good. But- it does cost some $$.
Also- there are flat-fee MLS listing services available- but that only gets the property listed on MLS; it does nothing else. Obviously realtors do plenty more than place it on MLS.
