I am so excited, I just passed my Florida Real Estate Exam Today! I owe it all to the school I took my course with. You guys were so right on this message board this was the best school. The course was easy to follow, The course took me step by step as every part of the course was narrated. The instructor was so knowledgeable and it felt like I was actually in the first row of a classroom. I loved how the course was interactive, it forced me to learn the material at my own pace! The instructor support was amazing! The course had all the current laws and there was nothing on the state exam that wasn't covered in their course. I just wanted to thank everyone on here that convinced me to take their free demo which lead me to enroll in this school. All my friends took another course from another school and still can't pass their state exam. AMAZING! I am ready to make some $$$$$ in real estate. ... more

It depends on the location of the home and the type of home. There are staging companies that will charge around $3,000 to stage a home. Then give you the option of buying the furniture and you can leave it with the home when you sell it or they will take it back out when you sell it. Staging always makes the home look nicer but is not always a contributing factor to selling the home. I have had buyers that prefer to see an empty house, that way they can visualize their own furniture there. Others like to see furniture so they can visualize a layout within the floor plan. We are one of those couples who have been down to the Naples, Sarasota Venice area looking for a retirement home and thought about Port Charlotte. What is scaring allot of people is the "FLOOD INSURANCE" which is now a Requirement by Florida State and Counties. It's NOT cheap and my absolute love pick of a home is right there in Port Charlotte, right on the water I WANT THAT HOME; however, I'm cracking the whip hard on my husband's behind because he is extremely concerned about the price of the Insurance and believe me even if you are not on the water you have to check, in Naples we found we had to go in about 15 mins from any beach to not have Flood Insurance.

Oh and I am getting a job too, so for those men I was joking about cracking the whip my husband may even stay up in VA/Wash DC area working and fly in every mo. 32 yrs of marriage, I love him but my dogs give me allot of love.

Oh and do a search online of properties in your zip code and see what they are going for and then you can start adding on items you have on your house that those houses do not and get an idea. Plus we found that down there is what over 6000 agents and they are all screaming to come out to meet you and give you their idea. Be careful though they will usually "Underprice it to get it listed and sold FAST and you lose allot of money". All this bit of "everyone down there getting all excited about the snowbirds coming in and selling and prices going up"...NOTTA Most snowbirds are the ones defaulting on loans as they "think" they can afford a vacation property. I see a heck of allot of homes still on the market now almost a yr, nice homes too and they are not selling.

Good Luck..and I hope I sell this house before the dream house is sold down there. We figure most people are not buying retirement homes for over half a million so we maybe ok. Negotiate NEG..

A good tool is the website: It will provide you with the sale prices of all of the recently sold properties in the general area. Just go to the website and enter in your address and click on comparison homes. IMPORTANT..... take care when considering their Zestimate, which has a history of not being completely accurate. The sale prices are a matter of public record and can be considered dependable.

I would have someone come out and give you a quote and a drawing for having it built and leave this in the condo. When some inquires about the expense of having this done you will be able to give them the information.

You didn't say if you were using a Realtor. My first bit of advice would be to get one if you're not. Next you need to look at how the buyers view your home and where they are coming form. We are finding that our buyers want the most square footage and upgrades for the least amount of money. Most important is price and next is condition of the home. How are they priced compared to other homes nearby?

We are getting many buyers right now from overseas in Canada. One of our best avenues is to market to these penitential customers. Since the dollar is weak right now against other currencies we a selling many of our properties to Canadians, Germans, English, etc. Many of them can purchase homes/condos for nearly half off the already low prices. It's a great position for them to be in.

The Internet is where most people find us. So you really need to have a strong Internet presence as well. And when they get to your website, blog, etc do you have information that catches their eye. There are many companies that offer free or low cost websites. How is your website set up?

How do the pictures look in the listing? What does the description say? Often times this is the first look that a potential customer will get. Are the pictures bright and colorful? Do they showcase the best features? Read the description of the home-does it sound appealing? Look at a few other homes on the Internet in the same area. Which one would you buy if you were a buyer? Why did you pick that one? Was it price? Was it the great pictures? Maybe you can come up with some ideas and take them to your Realtor.
