However, the flip side of the coin is that the banks are restructuring so much and the volume of short sales is up so there is little predictability on service levels.

Translation: It is impossible to estimate how long a given transaction will take based on previous experience with a bank!

You can definitely have a local realtor complete a market analysis for you at no cost. I always recommend contacting a well recognized, reputable company within the same area of your property. If you decide to sell your lot and the buyer must obtain a mortgage, you or the buyer (it is negotiable) will then have to incur the cost of an actual appraisal.
