The train station will negatively affect your values. Depending on your location, you could counter that negativity with other positive attributes in your location such as a Lakeview, nearness to a hospital, etc...but overall, the station will not be a positive force...unless of course you market to folks living in NYC that want to get out of the city but want to be close to mass trans...there are marketing strategies to use to appeal to these kind of buyers.

When I posted my initial response to the seller, I was actually reading the question as he was a buyer looking for a place in Governors Pointe... and after that, for some reason seemed to get out of hand with agents on the thread.

Upon further review and given varied conversations the seller we came to a conclusion about the Townhome and it is now up for sale and for rent! Great Place!

Hi Maybride, as prior posters have said, this factor will cause you to lose a subset of the buyer pool. The big issues in selling real estate are price and location - and the first one can cure the second. In other words, you will need to factor the fact that the proximity to the cemetary will affect desirability into your pricing. I think that the location matter will affect two things - the price and the time to sell. And maximizing exposure will be especially important for you - you want to make the possible buyer pool as large as possible.

So align yourself with an agent you trust - listen to their advice and move forward. Good luck to you!

You realize dual-agency isn't just for the agent him/herself right? If you do not accept dual agency then no agent from their entire company (not just the office) can show a buyer your home. It also means that any buyer that calls from an add or your sign outside can't work with your agent or any other in the company. Dual agency ensures fair and honest treatment to both parties--not favoring one over the other. In a situation where your agent also brings a buyer you can ask the managing broker to step in and negotiate on your behalf (and always if there are multiple bids). Agents work in dual agency all the time, realistically we have to to get our listings sold. If you're questioning the pros & cons your agent needs to clearly explain the process to you again. Without accepting dual agency you will be excluding an extire brand from showing your listing so why would they advertise it?
