You've gotten good responses from my collegues - there is a status in the GSMLS called "US" - "under contract, continue to show". To the public, it appears active, an agent can see that it has a contract. To Mary's point, some buyers will not want to get involved if an accepted offer is in play, but the status is in place to allow you to acknowledge you are under contract, and continue to show.

If you do this, exercise care. I have also seens situations in which a good deal, with a qualified buyer has gone bad because the buyer was so rattled by the property continuing to be shown.

I doubt any of the Trulia moderators will see this post and even if they do they won't know which listing you are talking about without providing the listing link. By the way, this is where a weak agent can cost you big money. If your agent is not going to advocate strongly for your position and at least try to make the other party blink, you hired the wrong agent. It's very easy for a weak agent to give away your money. Not saying this is happening in your case, but I've seen it many times. When I list a house and accept an offer I make it very clear that if they can see it, we won't fix it. Some of it is posturing, but it works. It cuts down the list of items to negotiate after the home inspection.

Sounds like you had a "nightmare" experience on your hands. I think the best thing to do is to find a good Real Estate attorney who can guide you in the right direction and perhaps clear this mess once and for all. Listing any home is a simple proposition. You find an agent, you sign the papers and put it on the market. However in order to list and sell it you need a little more. This is a very unique and unusual market and though montclair is a very desirable town in the Essex county you will probably still be surprised to find how many houses are on the market. My partner Sharon and myself (Karen) specialize in pricing. We believe that being very agressive right from the getgo is the way to go. We have seen time and time again that home sellers who were willing to start a little lower than the other homes in their price range sold their home faster and for a higher price. I would suggest finding a realtor who will not "buy" the listing by giving into your price request but really show you what is the market value of your home, and then guide you thru the process including how to prepare the hose for sale (Stage it) and just going over all the steps from A to Z- After all you are presenting a product to the market and you want it to stand out in the crowd.
