You are engagings agents from across the country who assist owners and buyers in dozens of transactions a year. Successful agents, intitivly or with full awareness, are on the frontier of human perception. We know how to present a product to the intended audience in the manner that allows them to percieve, through all their senses, "this is the right home!"
Where the wheels come off the wagon is your reference to "THE RIGHT BUYER!"
Help me out. Tell me who is the right buyer?
What attributes of your home presents unique value to this right buyer?
As others have stated, no purchase offers, absolute silience means, YOU ARE OUTSIDE THE VALUE BRACKET OF THOSE SEEING YOUR HOME. Here are your choices:
1. Adjust price to fall with existing buyer value bracket.
2. Market to the RIGHT buyer. You will need to remove the obvious and predictable obstacles such an approach will present. However, the latter will prove INVALUABLE.
You must choose two of the following: fast, cheap or good. You can not have all three.

thank you all for your insight regarding the upcoming 2013 real estate market.
i do have a broker in my area that will most likely get my listing when i am ready to sell. and i am definitely marketing my house in the Spring. i just wanted to prepare myself for the worse, which to me would be having my home not sell quickly or to sell under $1 M
my house truly is a million dollar home and not just in my eyes, but i did have several appraisals, one this past summer and it came in over that and over the years for refinancing purposes it has always came in over $1M.

We always have a demand for luxury homes in the Marlboro market $1,000,000+ . Those buyers like most are looking for a great floor plan,location, with a full basement. A pool is a plus & high end amenities are preferred. The homes in the $600,000 range are our hottest market in demand right now and sell quickly. I think I know exactly which house are you talking about, If I'm correct it is not the price of the home that is not right it is the taxes. The Taxes seem to be very high and that could be a reason the house hasnt sold.

It seems that you are looking for someone to be able to tell you a firm number. But, the fact is.......we don't make the market. A Realtor can prepare a CMA, and an appraiser can prepare an appraisal. Nothing, not Zillow's report, the Realtor CMA, or the appraiser's opinon of value determine what a buyer will pay.

The market sets value as a result of the collective activity of all buyers and sellers who are currenty make the market. And, markets are always in flux. There is no magic pill. I wish there were......but there is not.

You can put your property out for sale, but if the exposure is limited, the response is not a true read of the market. Only with true market exposure can you hear what the market says back to you.
