Interesting question, but I doubt broadband internet cracks the top 10 best investment in a home when it comes to ROI! Most homes purchase decisions are based on schools, kitchen, bathrooms, size, and location of the home. If broadband internet was the ONLY decision criteria, we would all be lined up to move to Mountain View where Google is offering FREE wifi.

Will someone pay $4,000 more for your home than your next door neighbor who does NOT have broadband!? We doubt it.

This depends on why their loan was denied! Was it on value?! Was it the borrower's ability to make payments!? If the buyer was pre-approved, why is the loan denied!?

We have an article about Pre-Approved vs Pre-Qualifed Buyers to help our sellers make informed choices when it comes to which offer to accept. If your buyer was indeed pre-approved with a Direct Lender, then the ONLY condition should be the value. Even in this case, the lenders would offer the option to the borrower to come up with the DELTA between the appraised value and the Purchase Price to secure the loan.

Also depending on the zoning, there might be other "Higest & Best Uses" for this lot since the town of Los Gatos has very serious needs for elderly housing...etc. So, the parcel might be ideal for "mixed use" as well which would mean marketing it to commercial developers. ... more

Almost every pool company uses the same subcontractor to find and locate leaks. The service that you really want to call to find a leak is American Leak Detection in San Jose. American Leak uses a equipment that "pings" the surface of the pool and finds leaks through noise and sound. To my knowledge, they are the only ones in Santa Clara that do find the leaks. Once the leaks are found, then any pool service should be able to make the repairs. However, American Leak is one of the only companies I know of that has invested the money into the equipment.

You can save yourself time and markup by contacting American Leak Detection yourself.

The actual $/sq ft range from $1410 to $529. This is a huge range. What is important is location, schools, condition of the home and lot size.
