In general, the option period is simply the time when a buyer is checking over the home for repairs or problems that may need to be taken care of. The seller cannot renegotiate the price as part of the option period.

If a buyer requests too many repairs (in the seller's opinion), then the negotiation can start based on what the contract states.

Yes, de-cluttering is important, but not for the reason given.
A knowledgeable REALTOR can see past the clutter, confusion and disorganization. However, seeing such things may suggest to the REALTOR your level of commitment to the process is less than 100%. Helping you sell your home is a team effort. Without both the owner and REALTOR being on the same page, striving for the same outcome, the journey can be distressing.

DE-Clutter to show you ARE planning to move.

When you home is listed, de-cluttering will be essential to get you the best price.

David....somewhere in the $90-$100/sqft range depending on condition and not knowing more about the house, the location, upgrades, etc. In Flower Mound I think you need to sell it with the garage as a garage and not as a conversion.
