If the Realtor is marketing the property and giving you feedback on showings than changing agents may not be the solotion. It's sometimes difficult for a Realtor to lay out the truth. If I could pick two reasons a home isn't selling it would be this. #1. The price. This is far and away the biggest reason a home doesn't sell. #2 The home is dirty and cluttered. I've had many instances over the last 20+ years where a buyer wouldn't even walk through a house that was a great deal if it was filthy.

If you can't adjust the price, then make sure your home is spotless. If you have hardwood floors under old carpets, remove the carpet. Some fresh paint can go a long way. Please, if you smoke, don't ever do it in your house. This will turn a buyer faster than you can imagine and the same can go for pet odors.

If you can't lower the price (which is almost always what is needed) and you make some changes in your house, make sure your Realtor comes back for fresh pictures and at least a new broker's open house.

As you can see, Open Houses produce results. Beware of agents who speak against them. You want all your tools for marketing a home, not just some of them. It is the total effort that counts. Do not short change your seller or yourself by avoiding "a few buyers" and all those people in Stacy's answer below. Why wouldn't you want all those people, too? Of course, agents meet buyers at Open Houses. Of course, agents can show other houses to those the meet at an Open House. Of course, neighbors come and look. Of course, agents come and look.
