The answers below explain quite accurately the split of that commission and I would add that ( as with everything else in life) you get what you pay for.

If someone is luring you with a lower commission rate what are you giving up for that rate Advertising!? Co op commission ( commission givien to agents that bring a buyer) ? Marketing of your property?

Hopefully you can find a happy medium with commission rates and quailty of work.

Hi,
You bought at a time when owning your home for 4 years only did not give you a long enough chance
to have a lot of equity in your current home. Depending where your home is located and its size, you
could probably rent it, when you do so, the lender who will provide you with the loan for your next
property will look at the current equity in your home.... in order for them to accept the income from
that property to fit into their financial consideration of your total income and total responsibilities....

Here it is difficult for us to make good suggestions to you, not knowing all the numbers, and the home itself.

Your first step should be to connect with a lender or two or three and discuss with them your situation
and your desire.

Now it could be possible that you can break even on your current home, just depends what where and how updated and inviting to buyers it will be once on the market, so good preparation of
the home will be necessary, how large is the lot, can a new buyer add on / expand the home?

Would you then have enough down payment for the next home, and what price range are you
looking at, which you will have to secure with a committed lender of course...

Just be careful how you proceed, take it slow and one step at a time.....
Northbrook, Glenview and Wilmette offer some really good larger homes.... Feel free to contact

This is quite an interesting question, except hard to answer as I am not sure what your interest in the answer is at the end. You say that you are just looking, and you show your location as Palatine. I want to assume (and correct me if I am wrong...) that you are currently living in Palatine and looking to buy property in Glenview, but you want to make sure that you buy the correct number of bedrooms for a future resale. Am I correct?

I am a Realtor working out of Glenview and I know Glenview very very well and I have been working with many
buyers and as a general information I can tell you at this time that a 4 bedroom home with 2 1/2 or more baths and a basement or a 1st floor family room is a good home size for families in Glenview.... but understand this is a general information, as price ranges, sizes of homes, ages of homes, floor plans and styles of home are as varied as possible in Glenview, there are many many much larger and more expensive homes as there are many
3 bedroom homes in Glenview as well....
