1. Minimize furniture and personal items.
2. Paint and CLEAN everything. Baseboards, switch plates, ceiling fan blades, windows etc.
3. Make sure everything you see leading up to the front door is clean, painted and in good condition. Mailbox, landscaping, exterior lights, doorbell, front entry door area.
4. Have any system mechanical issues addresses: HVAC inspection, all appliances in good working order.
5. Have all carpets professionally cleaned.
6. Keep everything off of the kitchen counters.
7. Use plug-in air freshners

The sales price depends on the condition of your home and the market. Homes in Pierpont between 1400-1800 sq ft have sold between $130,000 - $180,000 over the last year. I would be happy to meet with you and see what kinds of upgrades you have done if any and give you a better analysis of pricing. If the home is not updated it could bring a lower price.

The rental price also depends on the condition of your home and the market. I find 3 homes that have rented in Longbranch between $1095 and $1250 over the last year. I would be happy to take a look at this one too and discuss your options. If he home has been updated it will bring a higher price. If it looks aged and worn it will bring a lower price.

The people on the deed are the owners and would have to sign the new deed transferring ownership to the new owner. Therefore the check would be in those owners names. Why an answer would add another owner who is not responsible for the mortgage is a little crazy in simple terms as they still hold all the risk. There is no easy way to say how to do a quick fix, but the most common mistake in Real Estate is doing business with a friend of the family. I constantly am fixing this problem for listing that have gone south. You have to be able to be honest about expectation, goal, and most importantly your back pocket with your LISTING AGENT. Most people find this hard to do with a "family friend".

The simplest thing to do is to start over. Interview a few agents. Get an out side prospective,.
