The only legalities you are obliged to are under your contract you signed with your agent or agents. Outside of that you able to sell your property on your own. All this talk about ensuring proper representation is from the self serving real estate agents and brokers. You can talk to your lawyer about representing yourself our if your confident enough do some researh on selling your own home. The law to sell does not include real estate agents. ... more

Thanks again to everyone for the great information, clarification and advice. The good news is that after a long and difficult escrow, we were able to finally jump through all of the hurdles in order to sell our home! We were able to get our original contract price and are happy to be moving on. The irony is now there are 4 homes in our neighborhood, ALL listed considerably above the $/sq ft we had to fight to get!! This market is intriguing ;-)

It is probably a good bet that the buyer's have moved on and are aware that short sales are not a sure thing.
It is advisable that you speak with your agent and discuss the listing agreement. Given the fact that the bank may take over 60 days to respond to the offers and you have second thoughts about selling your home, your agent should be willing to let you out of your contract. ... more
