Also, ask yourself why this matters. Most of the information on these sites is only about 70% accurate, it doesn't affect your home value, only what other people see on the internet.

Do you really want to spend time and effort on something that doesn't really matter?

Anything that can help improve the the value of the house is good to do before putting it on the market. If there are requirements for this too, then you should definitely focus on getting that figured out. I hope that you'll be able to get this resolved quickly. It definitely could be difficult to go through this in the long run.

I ALWAYS make it a point to meet an appraiser at any listing of mine. Contrary to popular belief, this is not "illegal", the agent is meeting the appraiser to ensure that the local micro market trends are known. Giving the appraiser appropriate closed and pending sales to ensure a complete understand of the micro market is fine. Ensuring that the appraiser knows all of the features of the home and community is fine - and important. This is not "influencing" anything, this is educating an often rookie appraiser that may not be local.

Purchase appraisals and "separate" appraisals are black and white. Purchase appraisals are written for underwriters and are defensive in nature - no appraiser is putting their arse out there and none want call backs. "Regular" appraisals provide more latitude, differences can be significant when you're not working to fit inside a idiotically small underwriter check box. "Flags" that an underwriter look for are not present when writing for a private client.

Lenders almost never change opinions once appraisals are submitted - which makes listing agents being out there critical to success. But....since there are many meathead agents out here, that doesn't always happen.

Showcase your home as a 2 bedroom as more buyers are looking for a 2nd bedroom than a dining room when they are home hunting! Since the space is unusual you could just the table as a "desk" to make it more of an office space. Either way don't confuse the buyers by making it look like a dining area. ... more

I hope you listened to all the good advice you got below and have sold your home by now. For other home sellers:
1. Remove all family photos
2. Clean off the refrigerator
3. Get rid of 50% or more of the stuff you have sitting out on tabletops, counters, bookshelves.
4. Find a staging expert (call me for a recommendation) and have them take the furniture you already own and stage your home.
5. Clean out closets - garage - basement.
6. Donate stuff to Goodwill, have a garage sale or give it away.
7. Trim shrubs, remove dead leaves
8. Fresh paint works wonders

Have your home ready to show on day one and by day 7 you can be under contract.

I live in Decatur 30033 and know the area, I also used to be a contractor. The process of dividing land into lots in Dekalb county is pretty straight forward. Even if you don9;t sell the lots but just have them divided on paper it would still make your home worth more to a future owner/buyer.
