First you will want to speak with your personal bank. You will need 20% down unless you can find a builder that is building in the neighborhood and has the style you want in there plans. Then you can work out deals to buy with as little as 3.5% down. It really depends on the situation though. If you are going to just buy some land and have your own builder build definitely 20% down. You'll do a contractors loan and then close once the home is completed. So you will be paying interest only or P&I payments while it is being built. It's OK to see the house at night but do not make a decision until after you've seen it in the daylight. After seeing it at night, you may decide that it was not quite what you expected. A second look is always recommended before signing an offer. Problems are easier to miss after dark.

If the home is being offered for sale, a cash offer will help the process go faster, because there is no waiting for the financing to go through as long as buyer and seller are in agreement. You would still want to consider having the home inspected and also the title company will run a title search to make sure there are no liens or judgments on the property. You will also want to consider having the home insured. With that it could take about 2 - 3 weeks to close on the home considering everything goes smooth. ... more
