The choice of location would have a lot to do with what's important to you... view, community amenities & restrictions etc.

You can often get a lower price per square foot if you're willing to purchase an existing home over building new. Depending on your lot and the topography (which can often be quite challenging in the Canyon Lake area) it can often be quite expensive to build. If you don't mind a home that needs some updating or minor repairs you can often get a really nice home for a very good price.

As far as I know HEB has no plans at present to come to Canyon Lake, however Brookshire Brothers (http://www.brookshirebrothers.com/) is planning a store near 306 & 3424 on the north side of the lake with a projected opening in early 2014.

Resales in the Ranch del Lago development have been mostly new construction homes built by Hamon Homes. The preferable area would be in the gated Legends at Rancho Del Lago. If you are interested in building, we have some knock-out lots listed in that gated area. Pricing is competitive, and I find this area to be one of the most beautiful developments in the Hill Country.

This will always depend on the neighborhood or area that it is in and other mitigating factors. Canyon Lake has many "pockets" of homes and some will be on the market for a very long time while others might sell very quickly within the same price point. So many factors can affect days on market; location, neighborhood appearance, proximity and school feeder patterns, and something people tend to overlook-appearance of home (aka curb appeal). If you have a great area where houses are moving briskly and then your home is the 'ugly duckling" on the street it could sit a very long time, way more than AVG time on market for the neighborhood.

That is a question in which the answer can be extrapolated mathematically but this equation itself will be controlled and reset by houses sitting or selling whether slowly or quickly. It stays rented and I dont have a loan on it. Might as well just keep it for now as it would not sell for enough but rents in a day. p.s. Canyon Springs Resort does not allow mobile homes as someone said. and yes. the hoa
is 18-dollars A YEAR. The hoa takes care of pool and cabana. That is an HOA I love.
