Mountain Point High is the other Tempe Union High School in Ahwatukee and is outstanding, as well. At this time, due to a bit lower enrollment, it is possible to send students to either school on a limited basis.

Clemente Ranch is in South Chandler while Ahwatukee is the southern most of the fifteen urban villages that comprise the city of Phoenix. Ahwatukee real estate communities are built among the foothills of South Mountain Park, around sparkling desert lakes and along the fairways of several golf courses. Clemente Ranch is built on what was once the flat cotton and hay fields of South Chandler. This is not a bad thing as we find that our clients either really like being in the foothills of Ahwatukee or they definitely prefer the flat former agricultural lands of South Chandler. You don't need a short sale specialist to purchase a short-sale. The short sale will be handled by the seller's agent, not by the buyer's agent. So any good agent will do a good job helping find properties and will be able to assist you in putting in offers, regardless whether it is a short sale or not.

Establishing fair market value is really a loose term, because the reality a home is worth only what someone is willing to pay. And sometimes people are willing to pay more than they are "worth", and sometimes less. I would recommend that you have your real estate agent assist you in determining fair market value in the exact way I do it in my own business. Simply have your agent pull up all the comparable properties near the property you are evaluating. The agent will do a good job picking homes in similar condition, similar size, etc. Then actually get in the car and go see each of those properties. Also be sure to include in your list at least the same number of properties that have already sold, and drive past each of them, you can "see" the inside through photos online. You will quickly develop a sense of the value in that area. The sold properties are the most accurate predictors of value.

I have never really been a big fan of lease purchases. If you have had a foreclosure, short sale, or bankruptcy there are financing options available. You would need a down payment of 30% but that could come from a gift, you would need 5% cash reserves of your own funds. The rates are 7.5%-8.5% and with a large down payment the monthly payments are less than what most homes or lease purchase agreements would cost. When you factor in the tax write off its a lot less than renting a comparable property. The other upside is that you would be able to participate in the market appreciation that is already taking place. Hope that Helps. ... more

Don't rule out a foreclosure property. This is a great time to buy. As you probably know, the $8,000 tax credit has been re-instated for first timers or those that have not owned in three years. There is now a $6,500 Tax credit for existing homeowners. Additionally if you do purchase a foreclosure property, free grant money (up to 22% of the purchase price) is available if you live in the home for periods of 5, 10, or 15 years. This makes inexpensive homes already, even more affordable. The free grant money is available through the state of Arizona. See the link for "Free Grant Money" at:
Phoenix also has a $15,000 grant program for bank owned properties.

The proposed freeway would follow Pecos Road and therefore you would only be a quarter of a mile away from the freeway. This would probably be a popular by-pass route for large trucks to continue on to I-10 to Tucson. Properties that close to the freeway are generally not the first choice of homebuyers but everyone has different preferences & requirements. Some are ok while others are not. The biggest factor, in my humble opinion would be the noise. What will the noise be like when you're sitting in your backyard wanting to enjoy the quietf? This is also what a potential buyer down the road would be thinking. Good luck!
