Hi, Matt, that's an interesting question! If both a selling and listing agent are involved in a transaction both must make a "reasonably competent and diligent visual inspection." Which AVID are you referring to? Did the AVID disclose something that you were not aware of? Depending on the terms of your purchase agreement a late disclosure may create a cancellation right (consult with an attorney).
As far as signing the AVID, your purchase agreement may specify that disclosures must be signed and returned. The AVID signature acknowledges that you have read, understand and received a copy. Talk to your agent. Talk to your broker. Talk to your attorney.

As IS refers to what has been disclosed in the TDS or Inspection reports.

You have every right to do your own inspections and then accept, renegotiate or
walk away during your contingency period.

If you have written Non Contingent offer, then in that case it is FYI only, you have
to accept the new finding of the Inspection.

Think about alternatives available to you. Perhaps commuting from a suburb, or starting with a condo are things to look into. Also, work on your credit. FHA loans may only need 5% down. Do you have family that needs an investment and could buy it as a rental. Sometimes you have to think creatively to make it happen! Be practical! So, now, 9 years later update - community is suing builder (KB HOMES). No surprise since KB gets sued for defects a LOT. Anyway, just thought you might want to know.

Defects include leaks, cracks, planter bed linings coming out, stability of balconies, roof and stucco construction, etc.

It'll be a year or two before this thing's settled.
