I've sold many homes in here and appraised many others. The community predated the boom and when that boom hit many buyers in the price point went with new options. This and many other communities like it (Sweet Bottom, St Ives, CC of the South, Sugarloaf to name a few) took heavy value hits. During the crash many of these owners were over extended so there was a presence of distressed homes in all.

I ran data for the community as an appraiser will - median proces are off from highs, things seem to have settled since 01/12 and medians seem to be around 450+-. I wouldn't expect any major increases any time soon, these homes are aged and in need of updating. Even then, they will have a tough time competing with newer homes. Good lots and location though.

As far as schools and the area, there is definately a wide mix of median values anmd demographics. I don't know many buyers - if any - telling me that must be in these schools.

I'm glad this home fits the basic criteria for you and your wife, but now is the time to separate your emotions from this buying decision as it could cost you dearly in the short and long term. If you do not have a Realtor representing you ( I feel that you do not ) get one hired and let them discuss this home with the selling agent (you need to stop talking with her) and get you the data needed to make a buying decision. Sounds like you are being played by a very good sales woman at this point. She will not provide you any documentation to support her statements and you should not expect any. If you do not have a comfort level on pricing when hiring a realtor then, as we have all said to this point get an appraisal on the property either prior to making an offer or as a part of the contengencies within your offer. ... more

I closed 5801 Norfolk Chase Road in Westchase Commons on 2/28. My clients originally considered Kedron Falls, but we ended up with a better deal in Westchase Commons. All tod, about a $60,000 better deal! Our closed price was $296,370. And that's a basement unit!
