An offer from a buyer using an FHA loan comes with some extra concerns.

The FHA does it's own inspection... separate from the inspection that YOU do yourself. If they find things that concern then... (typically safety concerns... missing appliances, missing handrails, trip hazards, peeling lead-based paint, missing heating/cooling/water heater)... they will require that those things be remedied before they will allow the loan to go forward AND (and this is the important part)... they will not allow the buyer to pay for them.

This means that it falls on the seller to either repair/replace those items... or have the deal get cancelled at that late date.

That might have something to do with it.

Hi JMur. How are you? Hope all is well! Who is the primary borrower for the house that you and your dad are currently living in? Depending on your price range for the new home, there are some options that you can choose from. Many of my buyers deal with a very knowledgeable Senior Loan officer that I referred and I can definitely help refer you over to him for him to analyze your current situation and see how he can cater a mortgage loan that will work for you and the new home that you're trying to purchase in the near future. If you're interested, please feel free to email, call, or text me and I'll be more than happy to assist you in your new home search process. Hope this helps. ... more

You and several others committed bank fraud. You should be consulting a lawyer on what to do before the feds come.

Its hard for me to believe that so many people missed this prior to closing. Things like this do happen, but it should have been very apparent on the survey if one was performed. There appears to be many issues here and I highly recommend speaking with a real estate attorney who can at the very least get you headed in the right direction in getting this straightened out. ... more

Hi Heather! I don't know if you already found a house but I have a great listing in Concord Hills! 59 Victoria Dr, aston, PA 19014 listed for $234,900 and many upgrades! I also specialize and work mostly with first time home buyers. There is a lot to know when buying your first house and I make sure that my buyers are well informed on all of the additional costs of home ownership. I am having a first time home buyer social on Sept 16th starting a 7:00pm at The Hollow at Fox Valley Condominiums in Glen Mills. 6104 Lydia Hollow Dr, Glen Mills, PA 19342 (off Rt 1 behind the Wawa). We will be answering questions and explaining the purchasing process as well as have a loan officer here to talk about financing and the first time home buyer tax credit. One last note. I think a town house is absolutely a great investment. We can never know for sure what the future holds but I have heard from an economist that they are predicting that with in 10 yrs more and more people are going to be downsizing because the cost of living will be going up. I sell new construction condos and I am already seeing it. Condos and townhouses are always a good first home and ending home for empty nesters. Good luck and let me know if I can help you with anything!
