I've had numerous issues with roofing leaks, molding, and electrical. My most recent roofing repair attempt just received the following response from the contractor:

"Unfortunately we cannot guarantee a roof repair like this as we can only seal the suspected areas where the leak is coming from.

In this particular case, there have been reports of other homes in your neighborhood that have had a similar issue and the cause of the leak was the utility boots, vents, or underlayment during driving rains - possibly an issue from the original construction. Replacement of utility boots/vents or the roof as a whole may be required to resolve this issue"

I've had 5 roofing leaks in 39 months. Totally unacceptable for new construction.

The purchase and sale agreement, then your agent would be the best source for answers to these questions. If you approached the seller or their agent unrepresented, please consider contacting an attorney. Any responses to your question posted here would essentially be conjecture since we were not involved in the transaction, haven't seen the contract and, frankly, are not licensed to provide legal opinions.

We have owned a Sto stucco home for 29 years and have never had any water intrusion problems because it was correctly built. The chief problem was wooden windows. We have vinyl windows. In four inspections over the years, most recently in 2016, not a single moisture problem was found. Realtors had better be careful in bad mouthing these houses. Do not dispute the findings of certified Sto inspectors or you may be in trouble. In our booming area, unskilled tradesmen have built many houses which are now experiencing numerous problems like mold, cardboard-equivalent walls, brick walls infested with termites, etc. The media has done much to hype problems with Sto stucco, but many other cladding products cause problems as well. ... more

Hi Renae! Sorry I am a bit late with my response. I would say start by contacting a local Realtor or lender first. Usually your Realtor will have a preferred lender that they trust, and have worked with previously. With the lender you will be able to figure out your budget, and just how much house you can afford to purchase. You would also be able to find out if you qualify for any down payment assistance programs in your area. I hope this helps. Buying your first home is very exciting be sure to take it all in and enjoy the process.
